We start with a no-obligation on-site walk-through of your property. We'll assess the scope, discuss your timeline and scheduling requirements, and identify any surface prep or substrate issues that need to be addressed before painting begins.
You'll get a real estimate from someone who has actually seen the project — not a ballpark number from a phone call.
You'll receive a detailed written proposal covering the full scope of work, materials to be used (by product name and system), production schedule, crew size, and total pricing. No line items buried in the small print — everything is clearly spelled out.
We include the specific Sherwin-Williams or PPG coating systems we're recommending and why, so you can verify them with your own specifications if needed.
Before any paint is applied, we do thorough surface prep — pressure washing, sanding, caulking, priming, and masking. All surfaces, equipment, and tenant areas are protected. We schedule work around your operations — evenings, weekends, phased sections, or whatever minimizes your disruption.
A dedicated crew lead is on-site for every shift and is your direct point of contact throughout the project.
Painting is completed per the agreed schedule and scope. Your project manager provides daily progress updates and photos so you're never left wondering where things stand. If any change to scope or timeline is needed, you're notified immediately with a written change order before any additional work begins.
When the work is complete, we do a full walkthrough of the property with you — every surface, every detail. Any touch-ups or punch list items are addressed before we leave the site. No job is complete until you've signed off on it.
You'll receive a written workmanship warranty and a copy of the material specifications used on your project — useful for future maintenance planning.
Our Commitment
Our proposals are fixed-price unless the scope changes. If scope does change, you see a written change order before we proceed — never a surprise on the final invoice.
We build detailed production schedules and stick to them. If anything changes, you're the first to know — not the last. Your operations depend on our reliability and we take that seriously.
We leave every work area cleaner than we found it — every shift, not just at the end of the project. Your tenants, employees, and customers shouldn't know we were there.
